The NIL Excess Rent Guarantee Scheme

In keeping with our commitment to providing our landlords with the best possible service, we at Coastal Lettings have enhanced our landlord protection with the provision of the innovative Rent Guarantee Scheme.

The Scheme provides peace of mind for landlords by combining the most comprehensive Tenant Assessment available in the market, with either a 6 or a 12 month Nil Excess Rent Guarantee Policy designed to protect your income should the tenant fall into arrears.

Not only this, the insurer's legal costs to pursue vacant possession of your property is also included, should this become necessary.

Key Benefits include:

  • NIL Excess Rent Guarantee (claim paid from first month of arrears)
  • Rent continues to be paid until Vacant Possession
  • Up to £2,500 rent per month covered
  • £25,000 of cover to obtain vacant possession following non-payment of rent
  • Cover available for all tenant types including self-employed, students, DSS and companies
  • Ultimate tenant assessment including current/future employer's reference as well as previous landlord's references - all where appropriate
  • Full tenants' five-years financial / loans history check in all tenant checks
