Landlords would be wise to consider the benefits of investing in specialist insurance, according to one expert. Property expert Danielle Kelly explained how cover can help protect against financial loss if tenants default on rent payments. Insurance is a particularly important investment for buy-to-let owners with a small portfolio of properties and can be even more important if a Landlord were to own fewer properties. Miss Kelly said she would "strongly recommend" people with just one or two rental homes to protect themselves if they "do not have ample financial reserves to cover the risk". First-time landlords were encouraged to employ the services of a reputable letting agent to help them determine good tenants from those who may cause problems. The expert described drawing up contracts without a letting agent as "a risky move" if substantial tenant referencing is not carried out, this can be the difference between the success or failure of an investment home.
